Roof Replacement, Whitley Bay

This home in Whitley Bay needed a full roof replacement to improve weather protection and energy efficiency.

Scaffolding was set up by a local scaffolding firm, allowing safe access to all areas of the roof. Once in place, we could begin work without disruption to the homeowner.

The first step was removing the old roof covering, including two front Velux windows. This cleared the way for a new, stronger roof structure. All waste was removed efficiently using a rubble chute and skip netting to keep the site tidy.

To improve ventilation and prevent damp, we installed new eaves trays, helping air to circulate properly and reducing the risk of condensation. We also added modern insulation, ensuring the home retains heat better, which will help lower energy bills.

For the pitched roof, we fitted lightweight concrete roof tiles, chosen for their durability and ability to withstand harsh weather. The dry-fix ridge and verge system provides a secure, low-maintenance finish that won’t need future repairs.

To further protect the home, the chimney stack was repointed, and a weatherproof sealer applied. We also installed new lead soakers and flashings around the chimney to prevent water from seeping in at this vulnerable point.

The flat roof was upgraded to a warm roof system, improving insulation and preventing heat loss. A new OSB smart-ply deck was installed before finishing with a high-quality EPDM covering, which has a lifespan of over 50 years. This ensures long-term performance with minimal upkeep.

With the roof structure complete, we installed two new Velux windows to brighten the interior and replaced the existing guttering with a new black UPVC system for efficient rainwater drainage. Finally, the entire site was cleaned, leaving the property looking refreshed and well-maintained.
